You’re eager to get started on the custom home building + buying process. We know how exciting and intimidating this process can be and we want to mitigate any stress as best as we can. One of the first steps in beginning the home-building process is to get a bid from your desired builder. We hope this post is helpful in sharing what to expect in a new home construction bid. Before requesting a bid, however, it’s important to have a pretty good idea of who you’d like to work with on this project.
By now you’ve probably talked with a few builders to know who you feel good about – a builder who you know you can trust, who has a good reputation, and who values the same things you do. If you haven’t done so already, now is a good time to make sure you have your financing and logistics in order so you know how you will pay for your new home as well as whether or not you need to sell your home, rent, etc. If you need help with any of this feel free to contact us or learn more about our real estate services here. Once you’ve reached that point you are ready to request a bid on your new home!
What will your Arizona custom home builder provide in a new home construction bid?
There is so much that happens behind the scenes to provide you with an accurate proposal for you new home project. Our team will need architectural plans from you in order to get started on this process. If you don’t have plans you can work with our preferred architect or an architect of your choice to obtain spec plans or draft custom plans tailored to your family and lifestyle. Our project manager, Garrett, will get in touch with all of our building partners and share your plans with them as well as any special requests or information they’ll need to properly bid your project.
Here is a list of some of the major items to include in your new construction estimate:
- Lot grading

*It’s important to know that estimates are only valid for a set period of time determined by each individual sub-contractor. In addition, prices of materials fluctuate from day-to-day, therefore there may be items in a proposal that are subject to change. Allowances are line items in a bid, proposal, or contract that are subject to change as well. For example, if we allocate a certain number to kitchen appliances but you opt for an appliance package that is greater than the allowance this will change your final numbers.
What is the timeline to receive a new home proposal?
Our team works as diligently as possible to put your new custom home proposal in your hands quickly. We know this is an exciting process and you’re anticipating this information. Timing depends on each individual contractor as well as other factors like whether or not you have your architectural plans or not, if you have a lot picked out, and more. Most of our clients receive a bid from us within 30 days of request as long as we have all of the necessary information to put it all together.
