We want to make the process as simple and enjoyable as possible. When working with Chamberlin Development here’s what you can expect from the custom home buying process.
Initial Planning
This is the first step of the custom home buying process and it can be one of the most fun! It’s where you get to dream up and create a vision for your future home. Take pen to paper and start making a wish list, jot down must-haves and research locations you desire. It’s great to create a list of things that are non-negotiables when building your new custom home as well as things you can live without. Get in touch with us early on to learn more about current market trends, an estimated price per square foot and various lot options we have available.
Shopping for your Queen Creek Custom Home
The next step of the custom home buying process is to get in touch with us. This should happen when you’re ready to start narrowing down your options and take the necessary steps. We will take a look at any existing move-in-ready homes we have available and/or any lots we have that are ready to build on. If you do not have house plans you will work with our architect to review available plans or create one from scratch. The architect will provide us with a set of bid plans that we will use to get you an estimate of what it will cost to build your home.*
This is the time you will need to take a look at your financing options, whether that is to purchase your new custom home in cash or to obtain a mortgage through our preferred lender. Don’t worry, you can use any lender you’d like but we will get you in contact with our partner lender to start.
Purchase
It’s officially underway! You’re now ready to sign a contract with Chamberlin Development & secure your home financing along with making your earnest deposit payment.
Design your Queen Creek Custom Home
Another fun and exciting step in the custom home buying process is choosing your design selections! If you’ve purchased a spec home (also known as a move-in-ready home) we will review the pre-selected options with you so that you can confirm and preview what will be in your new home. When building on a vacant lot, you get the pleasure of working with our highly skilled interior design professionals at an off-site showroom to choose everything that will go into your new home. This includes flooring, paint, countertops, cabinets, hardware, plumbing fixtures, backsplash and so much more!
The Construction Process
After all of your structural and design selections have been made we will begin construction on your new home. This process involves permitting through the county, coordinating underground utilities, physical home construction and various walk through appointments we will have together allowing us to be sure things are moving in the right direction all the while. You get to be as hands on or hands off as you like through this process. We have several quality control measures in place and steps we take with our subcontractors so that we don’t miss a thing when it comes to constructing your dream home.
Closing on your Queen Creek Custom Home
It’s been an adventure and we have covered a lot of ground (no pun intended!) and the time is finally here! You’re getting ready to close on your new home and there are a few more things to do before then. We will meet one final time before turning your home over to you so that we can orient you with how to use anything, address items that may need attention (although we are confident this won’t be necessary as we will have done this prior) and go over all of your home warranty information. The keys go from our hands to yours, we will hug (or shake hands), laugh and reflect on our time together. The new custom home is officially yours and your once dream is now a reality! Perhaps you’ll invite us over for some drinks and appetizers to celebrate when you’re all moved in.
